The Indian Creek Property consists of 4 plots of land totaling approximately 584.37 acres in Carmel Valley, Monterey County, California. The land is on the south side of Carmel Valley Road twenty-one miles east of Highway 1 and Carmel. This east-west corridor of Carmel Valley is a major thoroughfare that allows access to commercial amenities and Highway 1 to the west and Interstate Highway 101 to the east (approximately 30 miles). There is approximately 1.5 miles of frontage on Carmel Valley Road and the balance of the acreage consists of rolling, terraced hills with adequate drainage. All public utilities are to the site and the existing water well GPM capacities are considered adequate for all approved uses under current zoning (i.e.: residences, viticulture, other) according to the appraiser and County Planner. In addition, the site is not in an area of “100-year” flooding according to FEMA Zone C.
